What is Multifamily Syndication?

Multifamily Syndication is the purchasing of multifamily real estate through the utilization of multiple partners.

Within any multifamily syndication deal there are two types of partners, General Partners and Limited Partners. Dvorak Capital Group acts as a General Partner. Our role is to actively syndicate deals by finding investment opportunities, securing the financing, and managing the property upon closing. Those who invest passively in a syndication are Limited Partner. These investors provide capital to secure the debt (similar to a down payment for a single family home), for capital projects, and for reserves. Through this partnership we are able to leverage our strengths to purchase high performing assets that continue to outperform the market and weather turbulent times.


Benefits of Multifamily Investing

Passive Income

When you invest with us, passive income is generated in three ways.

PASSIVE CASH FLOW is the net cash accrued through rental payments. It is normally realized through quarterly distributions.

PRINCIPLE PAY DOWN is the reduction in principle as loan payments are made, similar to single family homes. It is realized upon the sale of the property.

APPRECIATION includes market and forced appreciation. Properties are purchased in growing markets with healthy returns, coupled with improvements to the properties, value is added enabling higher profits.

Tax Benefits

Depreciation is the largest tax benefit from multifamily investments. Through depreciation we are able to reduce the amount of taxes owed by offsetting not only real estate income, but in some cases, other earned income.
