CAN I INVEST WITH YOU?
A: There are two main categories of investors who can invest with us, Sophisticated Investors and Accredited Investors.
SOPHISTICATED INVESTORS, generally speaking, must have sufficient knowledge and experience in financial and business matters to make them capable of evaluating the merits and risks of the prospective investment.
ACCREDITED INVESTORS, per the Securities and Exchange Commission (SEC), must meet at least the following requirements.
Earned income that exceeded $200,000 (or $300,000 together with a spouse) in each of the prior two years, and reasonably expects the same for the current year
OR has a net worth over $1 million, either alone or together with a spouse (excluding the value of the person’s primary residence).

HOW LONG IS A TYPICAL INVESTMENT PERIOD?
A: Most deals are five-to-six-year investments, then the property will be either sold or refinanced. Please note, any investment made with us would be illiquid during that holding timeframe.
HOW MUCH IS A TYPICAL MINIMUM INVESTMENT AMOUNT?
A: Typical investment amounts are property dependent, but on average, the minimum investment amount is $50,000 to $100,000 USD.
HOW OFTEN DO YOU MAKE DISTRIBUTIONS?
A: Our standard is quarterly distributions, so every 3 months; however, each syndication is a business with varying distribution amounts based on the performance and strategy of the property.
WHAT ARE THE TYPICAL RETURNS FOR INVESTORS?
A: With Multifamily investing, there are three main types of returns from Real Estate:
1) Cash flow
2) Principal pay-down
3) Appreciation.
These returns will vary from property to property, so, please, contact us for more specific information regarding total returns.
CAN I INVEST THROUGH MY ENTITY (LLC, CORPORATION, PARTNERSHIP, ETC.)?
A: Yes. You can invest through an entity as long as the members meet the SEC investor requirements.
CAN I USE MY IRA OR 401(K) TO INVEST?
A: Yes. You can use your self-directed IRA (SDIRA) or you can convert an existing IRA or old 401(k) to a SDIRA to invest in our syndications. Contact your CPA to learn the details and evaluate all your options in order to be able to find the best service and fees that fit your goals.
DO WE ACCEPT FOREIGN INVESTMENTS?
A: Yes, on a case by case basis as long as compliance with U.S. Securities Law is satisfied.
WILL THERE BE ANY RAMIFICATIONS TO MY PERSONAL TAXES?
A: There are typically significant beneficial tax advantages from investing in the real estate sector through depreciation. You will receive a K-1 from the partnership that you or your CPA will use when filing your taxes. Please consult with your CPA for specifics on how this type of investment could potentially help you legally lower your taxes.
